Job Description
Capital Markets Associate structuring US real estate debt for Sanctuary’s wellness-focused, nature-integrated home communities. Underwriting construction, bridge, mezzanine, and permanent financing while managing lenders and capital strategy.
Responsibilities:
- Underwrite and structure construction, bridge, and mezzanine financing for specific US real estate assets
- Structure and execute debt across multifamily, commercial, and ground-up development projects
- Analyze term sheets and optimize pricing, leverage, and flexibility
- Build capital models covering DSCR, LTV, LTC, IRR, debt yield, rate moves, lease-up delays, and cost overruns
- Recommend project-specific capital stack strategies balancing cost, risk, and timeline
- Serve as a point of contact for US lenders and institutional capital partners
- Run diligence processes and drive financing facilities to closing
- Monitor the portfolio debt maturity ladder and DSCR, LTV, and LTC covenants
- Report directly to the Capital Lead and work closely with the CEO on financing and scaling the real estate pipeline
Requirements:
- 3–8 years in real estate capital markets, real estate private equity, CRE lending, or real estate investment banking
- Hands-on US commercial real estate debt experience required
- Experience with a specific US commercial real estate deal, including property, structure, calculated metrics, and rationale
- Mastery of Excel and Google Sheets, including built debt waterfalls
- VBA or Power Query is a strong plus
- Working knowledge of US credit agreements, loan documentation, and institutional real estate underwriting standards
- Ability to turn dense underwriting into an executive-ready memo
- Minimum 6-hour daily overlap with US Central Time
- Direct property-level underwriting experience; loan servicing, reconciliation, back-office operations, or ratings/research backgrounds without this experience are not suitable
