Job Description

Director of Real Estate negotiating sites, leases, relocations, and renewals for Ollie’s discount retail stores. Evaluating Midwest markets, budgets, demographics, competition, and profitability.

Responsibilities:

  • Negotiate, coordinate, and execute real estate deals for new stores, relocations, and renewals
  • Analyze real estate market trends and present findings to senior leadership
  • Identify site locations meeting forecasted expenditures and profitability projections
  • Evaluate demographics, competition, location, and business potential for site acquisition
  • Prepare and present store acquisition information to executive leaders
  • Negotiate rent, term, and capital contribution for potential stores
  • Manage the selection process for new sites
  • Assist Real Estate counsel with lease agreement negotiations
  • Complete necessary due diligence for lease execution
  • Maintain close relationships with Construction, Facilities, Operations, and Executive teams
  • Ensure site selection meets company budget requirements
  • Assist Construction Project Managers with permits, Landlord consents, and store buildouts
  • Build relationships with real estate brokers, owners, landlords, and leasing agents
  • Complete additional responsibilities and duties as assigned

Requirements:

  • Bachelor’s degree in accounting, finance, business administration, or a real estate-related field is required
  • 10+ years of prior retail real estate experience with a national or regional shopping center owner, retailer, or restaurant chain required
  • Strong analytical, prioritizing, interpersonal, and negotiating skills
  • Ability to use Microsoft Office, including Word, Excel, and PowerPoint
  • Ability to use Adobe Acrobat
  • Ability to use Kalibrate or similar software
  • Experience with lease administration platforms such as MRI
  • Ability to work independently while maintaining strong working relationships
  • Ability to adapt well to changes in direction in a fast-paced work environment
  • Ability to travel 50% of the role throughout the Midwest region
  • Ability to sit at a desk and work on a computer for an extended period
  • Ability to see, hear, and speak regularly
  • Ability to grip, reach, and pinch with arms and hands frequently
  • Ability to bend and twist occasionally
  • Ability to work in a constant state of alertness and in a safe manner
