Job Description

Maintenance Manager overseeing operations for single-family rental properties, ensuring safety and quality standards while managing maintenance budgets and teams.

Responsibilities:

  • Coordinate and supervise all aspects of property maintenance and repairs for a portfolio of single-family homes.
  • Source, vet, and manage relationships with third-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.
  • Develop and implement a preventive maintenance schedule to proactively address property upkeep and reduce emergency repairs.
  • Receive, prioritize, assign, and track maintenance requests using our property management software.
  • Conduct regular property inspections (move-in, move-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.
  • Assist in preparing and managing maintenance budgets, including approval and tracking of expenses.
  • Serve as the first point of contact for maintenance emergencies; coordinate after-hours or urgent repair response.
  • Ensure that all work is performed in accordance with applicable building codes, safety regulations, and company standards.
  • Supervise in-house maintenance staff, assigning tasks and evaluating performance where applicable.

Requirements:

  • 5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role.
  • Residential property maintenance experience strongly preferred.
  • Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Proficient in property management or work order systems (e.g., AppFolio, Buildium, Propertyware, etc.) and Microsoft Office Suite.
  • Valid driver’s license required; certifications in HVAC, plumbing, or other trades are a plus.
  • Strong organizational, communication, and leadership skills.
  • Ability to prioritize and multitask in a fast-paced environment.
  • Must be available for on-call duty on a rotational basis, including nights and weekends.
