Job Description

Property Analyst working with a property acquisition firm. Providing financial modelling and due diligence support for commercial real estate transactions.

Responsibilities:

  • Build and stress-test cash flow, IRR, and valuation models using Microsoft Excel and bespoke platforms
  • Conduct commercial property and market research, including comprehensive comparable sales and rental analysis
  • Review tenant schedules, rent rolls, outgoings, valuations, and contracts to identify commercial risks and quantify financial impacts
  • Research tenant covenants, vendors, comparable market evidence, and submarket fundamentals
  • Screen on-market and off-market opportunities against specific client mandates and internal investment criteria
  • Run buyer-side due diligence workflows and coordinate with legal, technical, environmental, and financial advisors
  • Complete detailed lease abstractions, review lease documentation, and identify material risks
  • Prepare agent question lists, data room gap lists, and DD query schedules
  • Prepare professional investment reports, deal papers, investment committee summaries, and client-facing memorandums
  • Maintain organised transaction records, data room documentation, and structured reporting files
  • Assist with the continuous refinement of internal templates, processes, and corporate frameworks
  • Support senior advisors and directors with comprehensive transaction coordination and administrative tasks

Requirements:

  • Tertiary qualification in Property, Finance, Commerce, Economics, Law, or a related discipline
  • Minimum of 2 to 7+ years of experience within commercial real estate, investment, valuation, advisory, asset management, banking, or agency environments
  • Strong Microsoft Excel skills with proven experience building, auditing, and stress-testing financial models
  • High level of written and verbal English communication proficiency, capable of producing professional reports and investment memorandums
  • Strong commercial judgement, analytical thinking, and a disciplined approach to workflow management
  • Exceptional attention to detail and the ability to comfortably manage multiple live transaction workflows simultaneously
  • Willingness to work full-time hours aligned to the Australian Eastern Standard Time (AEST) business zone
  • Nice-to-Have Skills
  • Direct experience with Australian commercial lease reviews and lease abstraction
  • Exposure to buy-side due diligence specifically for Australian commercial property assets
  • Solid understanding of valuation methodologies, including Capitalisation, DCF, and Direct Comparison
  • Familiarity with Australian property legislation, Retail Leases Acts, and Property Council or API standards
  • Strong PowerPoint and document design capabilities for premium client-facing presentations
