Job Description
Regional Property Manager overseeing affordable apartment communities for ALCO Management. Leading teams, budgets, compliance, maintenance, and portfolio performance across the Southeast.
Responsibilities:
- Oversee operations of multiple affordable apartment communities within an assigned portfolio
- Provide leadership, guidance, and accountability to Community Managers and site teams
- Recruit, hire, retain, mentor, and support team members
- Lead regular portfolio meetings
- Partner with Community Managers on cost-effective operations and annual operating budgets
- Monitor monthly financial performance and variance reports
- Implement occupancy and rental-rate strategies within program guidelines
- Ensure properties meet quality and long-term asset viability standards
- Conduct regular community inspections, including monthly and bi-annual safety inspections
- Oversee preventive maintenance programs
- Partner with Asset Management on vendor contracts, capital projects, insurance claims, and major repairs
- Ensure compliance with federal, state, and local affordable housing regulations
- Oversee agency-inspection preparation and continuous compliance readiness
- Support relationships with community organizations, local officials, and public safety partners
- Represent ALCO within affordable housing and property management professional organizations
- Perform additional duties supporting portfolio and company goals
Requirements:
- Strong knowledge of affordable housing programs and compliance requirements
- Demonstrated financial management and budgeting expertise
- Proven leadership experience managing multi-site teams
- Strong communication, organizational, and problem-solving skills
- Ability to travel regularly within the assigned portfolio
- Successful completion of a background check and drug screening
