Job Description
Centralized Senior Leasing Manager optimizing occupancy and revenue across HTG’s affordable housing communities. Managing virtual leasing, recertifications, EliseAI, Yardi Voyager 8, and compliance across Florida.
Responsibilities:
- Maximize occupancy and revenue performance across a portfolio of 10–15 affordable housing communities
- Maintain portfolio occupancy at 98% or greater
- Deliver an exceptional virtual leasing experience
- Serve as the portfolio subject matter expert on EliseAI
- Oversee AI-managed lead conversations, monitor conversation quality, correct escalations, and maintain the community-specific knowledge base
- Serve as the portfolio subject matter expert on Yardi Voyager 8
- Manage Rent Café Affordable Housing, Prospect Pipeline, Unit Availability, and Applicant Records data
- Respond to leads not resolved by EliseAI and handle leads requiring judgment, escalation, or human interaction
- Manage the virtual recertification process and track upcoming recertification dates
- Guide applicants through rental applications and explain documentation requirements
- Collect missing documentation, resolve outstanding items, and provide status updates
- Collaborate with Preferred Compliance to ensure application and recertification files meet program guidelines and receive timely approval
- Track and report occupancy, leasing, and recertification performance to the Regional Property Manager and executive leadership
- Flag communities trending below 98% occupancy and develop corrective plans
- Conduct market research and competitive analysis
- Recommend pricing, incentives, or outreach adjustments
- Ensure leasing, recertification, and AI-managed communications comply with Fair Housing laws and affordable housing regulations
- Travel to portfolio communities for leasing events or occupancy issues requiring onsite support
- Track KPIs including occupancy, lead conversion, days vacant, and application processing time
Requirements:
- Candidate must reside in Florida
- Willingness to travel as needed to support portfolio communities
- Minimum 3 to 5 years of multifamily property management experience
- Minimum 3 to 5 years of affordable housing leasing experience
- Centralized leasing experience preferred
- Bachelor's degree in Business, Real Estate, or related field preferred, but not required
- EliseAI knowledge
- Advanced Yardi Voyager 8 proficiency
- Strong working knowledge of LIHTC recertification requirements and timelines
- Experience processing Housing Choice Vouchers (HCV)
- Expert knowledge of LIHTC, HUD, Section 8, HOME, SAIL, and Fair Housing
- Excellent organizational skills with the ability to manage occupancy across multiple communities and deadlines at once
- Proficiency with Microsoft Office Suite
- High level of personal initiative, integrity, and accountability
- Comfort operating independently in a virtual-first role
- Ability to travel up to 40% as business needs require
- Ability to travel throughout Florida
- Ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
