Job Description
Real estate analyst guiding Arizona store site selection, market planning, and lease negotiations for Five Below, a trend-right value retailer. Supporting new-store growth, relocations, and real estate strategy across the assigned territory.
Responsibilities:
- Execute a comprehensive and strategic real estate market plan throughout the real estate lifecycle for the assigned territory.
- Collaborate with broker teams and analytics, real estate, construction, design, facilities, finance, and asset management stakeholders.
- Support successful store launches from site identification through opening and the store lifecycle.
- Select sites for new stores and existing-store repositioning opportunities.
- Manage local real estate broker teams and third-party service providers.
- Conduct field tours of potential and existing locations.
- Negotiate LOIs and leases with legal counsel and the Senior Manager.
- Manage multiple LOI and lease negotiations to achieve growth targets.
- Prepare LOIs, site approval packages, financial reports, analyses, and site-submittal packages for Real Estate Committee meetings.
- Present proposed site approval packages at monthly Real Estate Committee meetings.
- Travel frequently within the assigned territory to assess retail trade areas, traffic and retail patterns, demographics, market shifts, and future opportunities.
- Communicate with operational partners and present strategy and priorities for new stores and relocations.
- Develop and maintain relationships with developers and manage external business-partner expectations.
- Represent Five Below at select Regional and National ICSC Conventions.
- Assist with ad-hoc real estate projects.
Requirements:
- Bachelor’s or Master’s Degree in Business Administration or a real estate/finance-related concentration is preferred.
- 3+ years of experience in retail real estate is required.
- 1+ years of experience in market planning, site selection, and deal negotiation.
- Experience managing third-party service providers, including local-market brokers and outside legal counsel.
- Superior communication, presentation, analytical, and problem-solving skills.
- Strong negotiation and transaction-management skills.
- Ability to work in an ambiguous environment, solve problems, and manage change.
- Ability to recall information easily.
- Self-motivated, with critical attention to detail and deadlines.
- Strong understanding of real estate practices and related legal principles.
- Must be able to travel frequently.
