Job Description

Senior Property Accountant managing property-level accounting operations at AllView Real Estate. Collaborating with support staff, ensuring accuracy in tenant and owner financial processes in a remote setting.

Responsibilities:

  • Own day-to-day property accounting operations in AppFolio, ensuring accurate tenant, owner, and vendor ledgers
  • Oversee and review work performed by our support team, including vendor invoice entry, tenant and owner onboarding, and routine AppFolio transactions
  • Prepare and distribute owner statements, including rent collected, expenses paid, and net distributions
  • Monitor property cash balances and available funds to support vendor payments and owner distributions
  • Process owner distributions and request owner contributions when required
  • Oversee vendor payment workflows, including check runs and ACH payments for property expenses
  • Ensure accurate property-level bank account reconciliations and review related journal entries
  • Review new leases to ensure proper move-in accounting and tenant ledger setup
  • Collaborate with property managers to resolve tenant and owner accounting questions and ledger adjustments
  • Process security deposit refunds in strict compliance with California regulations, including adherence to the 21-day deadline and required documentation such as before-and-after photos and itemized deductions
  • Close out property accounting for management cancellations and property transitions
  • Pay property-level obligations such as property taxes, insurance, HOA dues, and utilities as required
  • Track owner-related credit card expenses and ensure timely reimbursement to the corporate entity
  • Process and file quarterly California FTB withholding for out-of-state owners
  • Review, file, and distribute annual 1099s for vendors and owners and assist with follow-up questions
  • Initiate internal bank transfers related to property operations as needed
  • Maintain clear documentation of property accounting workflows and escalation procedures
  • Identify inconsistencies, flag risks, and proactively communicate issues to leadership
  • Maintain consistent weekly progress with minimal oversight and strong attention to detail

Requirements:

  • 5+ years of property accounting and trust accounting experience
  • Expert knowledge of California Trust Accounting laws and policies
  • Deep hands-on experience with AppFolio
  • Comfortable using Excel and Google Sheets for property accounting analysis and reporting, including lookups, pivot tables, and reconciliation support
  • Strong understanding of property-level general ledger activity, bank reconciliations, and owner/tenant accounting
  • Experience overseeing or reviewing work performed by junior or offshore accounting support staff
  • Familiarity with California property management regulations, including security deposit requirements, preferred but not required
  • Strong organizational skills and ability to manage high transaction volume accurately
  • Excellent English communication skills (written and verbal)
  • Ability to work independently, meet deadlines, and maintain a consistent operational rhythm
  • High attention to detail and a commitment to accurate, compliant accounting.
