Job Description
Real Estate Manager securing commercial sites, negotiating leases, and opening markets for Dutch Bros Coffee. Driving growth through GIS analysis, broker networks, and cross-functional development.
Responsibilities:
- Manage and facilitate projects through site selection, design, and shop opening
- Drive markets and track competitors, retail activity, and growth patterns
- Use GIS for demographic and modeling information to develop growth plans
- Maintain awareness of site opportunities in market areas
- Negotiate LOIs and assist with lease negotiations with legal, franchise partners, and landlords
- Review and complete Real Estate Committee presentations for final review and acceptance/rejection
- Educate Franchisees and Operating Partners on effective site selection
- Complete field reviews of submitted sites within the defined territory and prescribed timeframe
- Partner with Construction on landlord/developer communications, deadlines, and financial feasibility
- Open new markets as directed by the Real Estate Committee
- Maintain broker networks in target development markets
- Provide timely updates on development activities within the assigned territory
- Provide growth plans for company and franchise partner development
- Maintain communication with HQ departments regarding site opportunities and development needs
- Respond professionally and promptly to verbal and written communications
- Attend ICSC, Retail Live, and other retail conferences to educate partners and source site opportunities
- Work with Construction, Operations Support, Administration, and pre-opening support to ensure successful shop openings
- Coordinate with architecture and design teams to keep plan development and franchisee timelines on track
Requirements:
- Bachelor’s degree in a related field, or equivalent experience, required
- Minimum of 5 years of commercial real estate-related experience, required
- Knowledge of build-to-suits, leases, land use, development processes, building permits, and construction project management is a plus
- Ability to drive; minimum 40% of time spent traveling
- Ability to work independently and as part of a team
- Outstanding organizational skills

- Tenacious, task-oriented project management and follow-through
- Ability to communicate effectively
- Ability to read and write in English
- Good or corrected vision and hearing
