Job Description

Land Acquisition Manager sourcing and evaluating residential development opportunities for Century Complete, an affordable homebuilder. Analyzing land viability, pricing, zoning, financial proformas, and due diligence for acquisition approvals.

Responsibilities:

  • Identify new land acquisition opportunities aligned with the Division's land strategy and business plan goals
  • Research, analyze, and manage land data to maximize the profit of existing and proposed land assets
  • Contact landowners directly through in-person visits, phone calls, letters of interest, and other means
  • Research sites using appraisal district and municipal maps, including utilities, zoning, topography, entitlement status, and development information
  • Maintain tracking logs of viable tracts and comparable transactions
  • Monitor municipal agendas for active projects and acquisition opportunities
  • Contact brokers and gather listing information
  • Build relationships with landowners, brokers, municipal employees, engineers, developers, attorneys, and land planners
  • Follow up on leads from relationships and media sources
  • Assist with due diligence involving zoning, architecture, utilities, surveys, title work, rollback taxes, soils, financial analysis, environmental reports, proposals, engineering, and land planning
  • Use Google Earth and mapping tools to create exhibits and track opportunities
  • Incorporate utility, floodplain, and net acreage information into map exhibits
  • Assist with financial proformas and assumptions to assess proposed acquisitions
  • Perform residual analyses to determine land offer prices
  • Update proformas as assumptions change
  • Populate CMAs to compare product lineup and pricing with other communities
  • Create market research reports using Zonda, Bohlke, Metrostudy, and other resources
  • Assist with preparing letters of intent
  • Prepare detailed land packages for Asset Management Committee approval
  • Assist with update memos during acquisition, development, and post-closing
  • Perform other duties as needed or assigned

Requirements:

  • Experience in land acquisitions, planning, and development
  • Knowledge of and existing relationships in the local land market
  • Knowledge of Fair Housing Laws
  • Ability to read, analyze, and interpret financial reports or legal documents
  • Ability to plan, organize, manage, and supervise activities of direct reports
  • Bachelor's degree in Business, Finance, Engineering, or related fields is required
  • Minimum of 5 years of experience in homebuilding/residential construction or single- or multi-family land acquisitions is required
