Job Description
Project Manager coordinating real estate and land acquisition for utility projects at Coates, a nationwide right-of-way services provider. Managing budgets, contractors, negotiations, and property-rights deliverables.
Responsibilities:
- Coordinate land management and real estate activities across several projects
- Develop project scope, schedules, budgets, forecasts, deliverables, and milestones for real estate property-rights evaluation and acquisition
- Coordinate with project/operations groups, outreach, permitting, legal, engineering, and other internal stakeholders
- Facilitate and manage external contractors on assigned projects
- Set expectations and goals for project and contractor resources
- Ensure high-quality deliverables adhere to required standards
- Serve as liaison between contracted land vendors and business areas
- Lead negotiations and acquisition of rights-of-way and other real property interests
- Manage land budgets and prepare right-of-way-related cost estimates for land and easement acquisitions
- Monitor and evaluate service delivery methods and procedures and identify improvement opportunities
Requirements:
- Must be a licensed Real Estate Broker for the State of Maine
- Bachelor’s degree in Land Management, Engineering, Real Estate, or equivalent preferred
- Project Manager certificate (PMP or equivalent) recommended
- Minimum of 3 years relevant work experience, including 2 years working on Electrical, Oil & Gas Pipelines, or other Utility projects
- Understanding of real estate concepts, including property rights evaluation and acquisition, fee ownership, easements, option agreements, leases/licenses, environmental considerations, property valuation, and basic title report review
- Knowledge of utility network assets such as transmission lines and substations
- Ability to interpret and research legal documents and records
- Knowledge of federal, state, and local real estate laws, codes, and regulations
- Knowledge of project management tools and techniques
- Ability to coordinate several projects simultaneously
- Experience with expense and accrual forecasts and planning for Operating and Capital Budgets
- Strong negotiation and interpersonal skills
- Clear, concise written and oral communication skills
- Experience using property rights and mapping software databases, including GIS-based tools
- Proficiency with Microsoft Office Suite and Google Earth
- Any professional licenses preferred but not required
- Availability to travel for assignments
