Job Description
Commercial roofing estimator preparing detailed takeoffs, cost estimates, and competitive bids. Evaluating bid opportunities and identifying scope risks for a remote commercial roofing team.
Responsibilities:
- Review commercial construction plans, specifications, drawings, addenda, scopes of work, and bid documents
- Perform detailed material and scope takeoffs for commercial roofing projects
- Identify roofing areas, system types, dimensions, quantities, assemblies, transitions, penetrations, and related components
- Interpret architectural, structural, mechanical, and roofing details
- Identify roofing requirements, standards, manufacturers, assemblies, installation requirements, exclusions, alternates, allowances, and owner requirements
- Incorporate addenda and revised documents into takeoffs and estimates
- Prepare detailed labour, material, equipment, accessory, subcontractor, and other project cost estimates
- Apply labour production rates and research or validate supplier pricing
- Develop competitive bids and prepare bid proposals
- Review estimates for completeness, accuracy, consistency, assumptions, and cost drivers
- Navigate bid and plan-room platforms to locate and evaluate commercial roofing opportunities
- Download and analyse plans, specifications, addenda, and bid documents
- Track bid dates, deadlines, and document updates
- Identify discrepancies, scope gaps, omissions, conflicts, and potential cost risks
- Prepare clarification questions and communicate risks to the commercial team
- Maintain organised estimating files and bid records
- Manage multiple bids, prioritise opportunities, meet deadlines, and provide regular status updates
Requirements:
- Demonstrated professional experience estimating commercial roofing projects
- Strong understanding of commercial roofing systems, materials, components, and installation methods
- Proven experience performing detailed construction takeoffs
- Ability to independently read and interpret commercial construction plans and specifications
- Experience preparing competitive and accurate commercial roofing bids
- Strong understanding of commercial roofing labour and material requirements
- Ability to accurately quantify roofing systems and associated components
- Strong attention to detail and high estimating accuracy
- Ability to identify scope gaps, inconsistencies, exclusions, and estimating risks
- Ability to manage multiple bids and strict deadlines independently
- Strong written and verbal communication skills
- Ability to work effectively with a commercial roofing team in a fully remote environment
- Ability to work independently without constant supervision
- 3–5+ years of commercial roofing estimating experience (preferred)
- Experience with large commercial roofing projects, public and private bids, and roofing supplier pricing databases (preferred)
- Experience with ConstructConnect, Bid Express, Dodge Construction Network, Bluebeam Revu, PlanSwift, On-Screen Takeoff, Procore, ServiceTitan, or similar platforms
- Strong experience with digital construction takeoff and estimating technology
- Reliable high-speed internet and suitable computer hardware
- Consistent availability during established working hours
- Professional, distraction-controlled remote work environment
- High levels of organisation and self-management
