Job Description
Senior residential estimator pricing Australian custom homes from drawings through tender and construction handover. Working remotely for Offshore 24/7, which places Filipino professionals with Australian businesses.
Responsibilities:
- Own residential estimates from drawing review through tender and construction handover
- Prepare quantity take-offs, material calculations, BOQs and detailed trade-based cost plans from architectural, structural and engineering drawings
- Identify missing scope, drawing discrepancies and cost risks
- Document assumptions, exclusions and allowances where information is incomplete
- Prepare trade scopes and RFQs
- Obtain subcontractor and supplier pricing, compare quotes like-for-like and negotiate where required
- Check trade pricing against quantities, historical rates and current market pricing
- Manage tender pricing, margins, contingencies, preliminaries, variations and value-engineering opportunities
- Convert approved estimates into purchase orders and trade packages
- Support subcontract agreements, progress claims and cost reporting
- Maintain estimating records, drawing revisions, pricing information, rate books and traceability from estimate through final project cost
- Raise RFIs or assumptions instead of guessing when documentation is incomplete
- Work directly with an Australian custom-home builder and increasingly own the estimating and pre-construction function
Requirements:
- Around 5+ years of construction estimating experience, including strong recent experience estimating Australian residential construction
- Proven ability to independently estimate from architectural and structural drawing sets
- Strong practical knowledge of residential construction, quantities, materials, waste allowances, labour and trade scopes
- Experience with subcontractor/supplier RFQs, quote comparisons, negotiations and trade letting
- Commercial judgement, including margins, preliminaries, contingencies, allowances and missing-scope cost implications
- Experience with purchase orders, variations and contract/cost administration
- Strong Excel skills
- Hands-on experience with estimating/take-off software such as Bluebeam, CostX, PlanSwift, Cubit, Buildxact, Wunderbuild or similar
- Strong English communication and confidence dealing directly with Australian construction staff, subcontractors and suppliers
- Ability to work independently from home, follow up outstanding items and maintain proper documentation
- Experience with Australian custom homes, NSW residential construction, BASIX, BAL and DA/CDC/CC documentation, or Wunderbuild highly regarded
- Shortlisted candidates must complete a practical residential estimating exercise
