Job Description

District Manager overseeing Southern New Jersey self-storage operations for Storage Asset Management. Managing store teams, P&L performance, customer service, vendors, audits, and operational improvements.

Responsibilities:

  • Oversee all operations of company-managed stores assigned to the district
  • Recruit, hire, coach, and retain high-performing store managers
  • Ensure sales-focused and customer-centric behaviors
  • Maintain facility presentation and manage maintenance, labor, and vendors
  • Analyze management information and financial reports to identify performance trends and issues
  • Monitor competition through competitor visits
  • Coach store managers on repairs, maintenance, and vendor contracts
  • Manage rental rates, discounts, merchandise, tenant protection plans, truck rentals, and other income sources
  • Support and hold store managers accountable for marketing initiatives and policies/procedures
  • Respond to customer inquiries and address concerns
  • Identify operational successes and implement plans to address opportunities
  • Manage P&L, including revenue drivers, payroll, repair and maintenance, and expense budgets
  • Conduct regular property audits for safety and operational standards
  • Manage delinquent tenant processes and improve customer retention
  • Build and strengthen client relationships through ongoing communication and meetings
  • Communicate with employees, colleagues, and customers

Requirements:

  • Demonstrated leadership competency building, developing, and retaining high-performing teams of hourly, nonexempt employees
  • Passion for sales and customer service excellence
  • Ability to monitor and control payroll and expenses
  • Valid driver's license and reliable transportation
  • Exceptional communication, organization, and time management skills
  • Working knowledge of Microsoft Excel, Word, PowerPoint, and Outlook
  • Willingness to travel approximately 50% of the time to other markets, the SAM office in Pennsylvania, and industry trade shows
  • Ability to work a minimum of 40 hours in a typical week
  • Ability to perform walking, standing, sitting, talking, hearing, close work, driving, bending/stooping, repetitive motion, keyboarding, using hands, lifting up to 25 lbs., reaching, climbing, and crouching/stooping
  • Bachelor's degree and previous storage facility experience are a plus, not required
