Job Description

Real estate portfolio strategist optimizing Ferguson’s 1,500-location owned and leased network. Improving lease economics, investment decisions, and negotiation leverage through market and financial analysis.

Responsibilities:

  • Optimize Ferguson’s network of over 1,500 owned and leased real estate locations totaling approximately 47 million square feet
  • Drive a manage-to-market mentality using market analytics to strategically manage the lease portfolio and improve financial outcomes
  • Create opinions of value, metro analyses, buy-versus-lease scenarios, and other data analyses
  • Build a strategic, actionable portfolio-wide plan to leverage market cycles and improve negotiation leverage
  • Collaborate with developers, landlords, government agencies, real estate consultants, Finance, customer groups, and executive teams
  • Provide regular portfolio performance updates and recommendations through detailed reports and presentations
  • Analyze current and potential investments using location and market-level financial performance
  • Oversee consistent processes using a playbook methodology
  • Review financial modeling tools and outputs for completeness and accuracy
  • Establish project-wide SLAs and KPIs, including NPS measurement
  • Deliver best practices to maximize customer satisfaction and performance
  • Research financial market trends and economic indicators
  • Engage positively with Real Estate and Facilities associates and internal and external partners

Requirements:

  • Bachelor’s or master’s degree in finance, business management, real estate, or a similar field (preferred qualifications)
  • 5-7+ years’ experience in strategic Transaction Management or Portfolio Management positions
  • Experience with high profile projects ranging up to $750M in Operational Expense or Asset Value
  • Ability to engage with internal and external stakeholders, including the Executive team
  • Strong skills in Financial Analysis, Budgeting, Relationship Building, Time Management, Risk Mitigation, Planning, and written and verbal Communication
