Job Description

Director of Real Estate sourcing and acquiring locations for Intuitive Health's combined emergency and urgent care facilities. Evaluating markets, negotiating deals, and advancing new healthcare sites.

Responsibilities:

  • Identify, evaluate, acquire, and advance real estate opportunities across the assigned Eastern region.
  • Further develop the current real estate strategy and playbook.
  • Independently source and evaluate potential sites using market intelligence, field insights, and internal selection criteria.
  • Assess visibility, access, area growth, competition, traffic patterns, and zoning restrictions.
  • Conduct site visits, grade sites, and record qualitative field assessments.
  • Review trade areas and proposed purchase and lease locations.
  • Manage external brokerage and developer relationships.
  • Report regularly on the acquisition pipeline and key market trends to executive leadership.
  • Track post-acquisition performance against projected returns.
  • Prepare and present PowerPoint site presentations to the Real Estate Committee.
  • Oversee negotiation of letters of intent and contracts for purchase or lease locations.
  • Manage contractual deal terms and ownership relationships through timely closing and development.
  • Lead preparation of Real Estate Committee packages, including maps, competitive overlays, commentary, and scorecards.
  • Collaborate with Legal, FP&A, Development, and Construction to complete due diligence and secure permits before closing.

Requirements:

  • Bachelor's degree in real estate, business administration, finance, or a related field required.
  • 7+ years of experience in real estate site selection, acquisitions, development, or brokerage, preferably in Development and Medical.
  • Proven ability to evaluate markets and site-level opportunities independently and persuasively.
  • Familiarity with the National Market is preferred.
  • Strong negotiation and land acquisition skills.
  • Analytical mindset with comfort using Excel and mapping/GIS tools such as CoStar, Buxton, Placer.ai, and Definitive Health.
  • Excellent written and verbal communication skills.
  • High integrity, discipline, and self-motivation; comfortable working solo in the field.
  • Must reside within 1.5 hours of a major airport.
  • 25% multi-state travel required.
